What Boards Get From Us

A proposal the board can vote on. Equipment by model, labor, wiring plan, timeline, per-unit pricing, and any recurring fees, laid out so a board member with no technical background can understand it and put it side by side with other quotes. If your other quotes don't itemize, that tells you something.

Straight answers on the options. App-only versus monitors in every unit. One platform versus another. Repair the old system versus replace it. We explain the real trade-offs — cost, disruption, resident experience, ongoing fees — and recommend one, with the reason. We don't push the most expensive choice.

The paperwork. Certificate of insurance naming the building and managing agent. Equipment specifications and wiring diagrams if the board or the building's engineer wants them. Alteration agreement support where required.

Resident communication. A notice for the building explaining what's happening, when, and whether anyone needs to be home — written so the super doesn't have to field the same question forty times.

One point of contact. The person who assessed your building is the person who answers the board's questions, coordinates with the super and managing agent, and is there at handoff.

Onboarding. We train the managing agent or board contact on the system, and for app-based platforms, we help residents get set up so the switchover doesn't generate a week of complaints.

The most common board project in NYC. A panel from the 1980s, apartments dropping off one at a time, a super with a drawer of dead handsets. We evaluate the existing wiring first — prewar and postwar buildings frequently have riser wiring that a 2-wire system can reuse, which means monitors in every apartment without opening walls or entering units. We design coverage around where footage would actually be useful, size the recording for how far back you'd need to look, and set up remote viewing so the managing agent can pull a clip without a site visit. Questions Boards Ask Us

We have three quotes and they all describe different systems. How do we compare them? Send them to us. We'll tell you what each one actually is, what's missing from it, and what questions to ask the vendor — even if you don't hire us. A quote that doesn't itemize hardware, address existing wiring, or disclose subscriptions isn't comparable to one that does.

Do you need to get into every apartment? Only if the system uses indoor monitors and the existing wiring can't be reused. App-based and telephone-entry systems require no in-unit work. We'll tell you before the board votes.

How long will the front door be out of service? For most buildings, it isn't. We phase the work — panel and common areas first, then units by floor or line — so the old system runs until the new one is ready.

Some of our residents don't have smartphones. Then an app-only system is the wrong choice, and we'll say so. Monitors, telephone entry, or a mix of monitors and app all work without one.

What about ongoing costs? Some platforms carry a monthly or annual subscription; some don't. We spell it out in the proposal so the board sees total cost of ownership, not just installation.

Can you provide a COI naming the building? Yes, before work begins, along with any other paperwork your managing agent or building requires.

Our building is landmarked. We choose placements and hardware that respect the facade and can advise on when Landmarks review may apply to exterior work.

Can you work within our approved hours? Yes. We schedule around the building's rules and coordinate with the super and managing agent.

What if something breaks after installation? You call us and we come out. We're a local company; the phone gets answered after the job is done.
